There are three things that every classified home ad should include: 1) the price of the house, 2) the home’s location, and 3) descriptive qualities of the house, such as the number of bedrooms and bathrooms. These are the top three factors that people use in choosing the home that is best for them. Including these factors also makes for a direct ad that includes all the important information. PriceThe price is the most important aspect of your ad. If you are worried about placing your asking price in the ad -- don’t be. Most buyers know their range and you only want to attract genuine buyers. The price will draw in serious potential buyers who are looking within a certain price range and eliminates buyers who may not be qualified to buy your house and thus act as a built in screening process. If the price of the house is negotiable, insert the words “Financing Available,” or “Affordable Financing” in the ad. To potential buyers, this shows that you as a seller are making efforts to pre-qualify buyers and that they may be able to obtain great financing options.
